Your new home should be designed around your family's life style and how your family likes to live how you would like the home to feel and how you want each room to feel and designed to fit your property correctly. Let Me explain, you are not only paying for a house plan to build your home, you are paying for a persons architectural intelligence and their skills to design a home that is functional and livable which will fit your family's way of life, a home that is a universal design, a home that brings family's together.
Your house design starts from the ground up. Knowing about the ground of the property your house will set upon will give the best start for your design. When I am working on a home design with a client, I typically start with the site plan. I will meet with the owner at the building site to discuss how they would like to see their home placed on the property. Usually I like to know first how they want to enter the property to determine how the garage will be situated. I will then take in account the topographical features, the slope of the land, significant trees, storm drainage and other characteristics that will influence the design. Knowing where the sun rises and sets and the location of true North. We will also have to take in account the services that will be connected to the home, such as utilities and types of water supplies and sewage systems. Now that the placement of the home is established and the site plan is documented we'll move forward to the preliminary drawings. We'll start designing the interior space around the site's geographical features.
The end results will be a home that is functional for it's owner and response to the properties characteristics. An authentic design that compliments the property with distinction. Building a new home can be a nightmare or it can be a enjoyable gratifying accomplishment if done correctly.
Now if you want to know why I do what I do. Will it's not because I thought I would become rich and famous, it's because I want to help people to avoid the mistakes in building a new home. This level of service also includes preliminary / viewing drawings, three revisions (changes to the design on preliminary drawings) site visit at all major stages and consulting throughout the construction process. I will also act as your advocate on any dispute that may arise between you and your builder or building official.
BENEFITS: My house plans and architect services benefits you... The Material Specifications will reduce if not eliminate costly change orders. The Finish Schedule will insure a window or door or fixture doesn't get installed in the wrong place. The Construction Specifications will provide instruction on how the home is to be built and what materials and procedures are to be used in building the home. The Finish Plan along with the Finish Schedule will insure that a room doesn't get painted the wrong color or a floor covering doesn't get installed in the wrong room.
These Documents will reduce the number of site visits you would of had to made answering questions of what goes where and stop the stress and worries of, is everything getting done the way you want. Now you may say that's the builders job, will there's a lot to be said about that.
The Construction Schedule will manage the build by keeping everything on schedule and in the order of how the home is to be built which helps solve common pitfalls of building a new home.
Now I know what you're thinking, that's what I'm paying the builder for. Although in many cases the builder may have their own agenda in mind $$$ putting the cart in front of the horse to complete a certain stag to get a draw $$$ or they may think they're behind schedule and doesn't follow the construction schedule installing something before its time only to get a draw. The results of this type of dysfunctional scheduling may chase a pitfall down the road, most likely after you move in and the builder can't be found.
BONUS: As your Home Designer I will represent you and your best interest, I will serve as your advocate in case you have a dispute with your contractor or if a stipulation arises with a building official. No one is better suited for this authoritative position, not your family not your financial officer not a vendor.
Beware if you are considering your home builder providing a home plan for you, keep in mind, however you will lose some control over the project when you assign this responsibility to your contractor, you will also lose the additional benefit of your home designer as your advocate when the contractor prepares the construction documents. As a result, the house plans will most likely be bear minimum, this means you will get standard building practices with the minimum code compliance.
Having a Comprehensive Set of Plans will insure you will get the home you desire which will eliminate the unknown, making you feel safe and relaxed during the entire process from getting estimates for building the home and through the building process. This comprehensive service will provide the builder the information to properly estimate the project without padding $$$ into the estimate to cover any uncertainties. Time and mistakes are money and they're a lot more expensive than a good set of plans.
