Your HOUSE PLANS will come with all the details you will need to BUILD YOUR HOME. 100% Construction Documents. With a single usage fee per square foot of the total footage under roof. You are licensed to build one home. If you want to build the home more than once a re-user fee is required at 1/3rd of the original fee.
Stock house plans are ready to build, per drawn house plans that are a concept design which may be modified to meet your personal desires. They are made available in three plan packages to choose from, Basic, Standard and Custom. Learn more on the plan package page. All plans packages come with four sets of plans. All plans are drawn to a 1/4 inch scale on a 24 x 36 format.
Our plans do not include a HVAC, Electrical and Plumbing design. These codes vary from state to state and is the responsibility of the individual contractor to prepare a detailed shop drawing, if required. An electrical lay-out of light switches, out-lets and fixtures are included for intent location only.
STANDARD SERVICE: 100% Construction Documents which includes all the necessary drawings to build your home, including construction notes and code requirements. Also includes three site visits during the construction process and three plan revisions (changes made to the preliminary drawings) for a fee of 55 cents per square foot of the total footage under roof.
COMPREHENSIVE SERVICE: Includes the 100% Construction Documents and three revisions plus the construction specifications, material specifications, a finish schedule along with a finish plan also includes the construction schedule (excel program) I will also visit the building site at all major stages and provide consulting though out the construction process for a fee of 85 cents per square foot of the total footage under roof.
These services will entail a site analyzation, preliminary drawings for the clients viewing and approval and several meetings during the design process too arrive at the final design. Which at that time your house plans will be drawn to scale and made ready for blue printing.
The custom plan service requires a deposit of 1/3rd of the estimated fee, which is the fee to retain Martin D. Ewing's services and the client's commitment for Martin D. Ewing to start to work on the preliminary drawings. At the time the preliminary drawings are final, and the client does not wish to move forward Martin D. Ewing retains the retainage and the drawings. If the client dose wish to move forward the retainage will apply to the final fee.
Martin D. Ewing will also serve as the owners advocate on any disputes that may arise between the owner and general contractor or a building official.
Martin D. Ewing shall have access to the project and shall be permitted to photograph the project during construction and upon completion for his us.
BUILDING CONSULTANT SERVICE: Entails assembling all the necessary sub-contractors to build the home and collecting bids from all the individual contractors involved, permitting the plans and obtaining all the necessary permits required, scheduling and coordinating the trades people and managing the build. This service is a negotiable monetary fee based on the complexity of the project under a separate contract. The consulting service does not include selecting finishing materials such as paint colors and types of floor covering, cabinetry, counter tops, plumbing and lighting fixtures, mechanical equipment. Exterior finish's such as doors, windows, roofing, masonry etc. Only building materials and contractors to build the home
At the time of creation our house plans are designed and drawn to meet or exceed national building standards. Because codes and regulations vary widely across the country Martin D. Ewing can not guarantee compliance with any out of state specific codes or ordinances. Due to concerns over safety, structural integrity and other factors some city and states are requiring that a licensed engineer review and approve any construction drawings prior to the permit application. I strongly advise the owner/general contractor to consult their local building official if such a requirements are required.
The foundation plan and associated details are provided as a basic guide for a typical foundation system. This typical foundation system is not site specific in regards to elevations. The owner/general contractor should have an engineer or a foundation contractor review the plans and site conditions and provide a site-specific foundation design if found necessary. It is in the best interest of all parties involved to have the footing and foundation soil tested by an engineer after excavation and before poring any concrete.
All Construction Documents and their reproductions are instruments of services and are the property of Martin D. Ewing. They are issued to the person on file at the local building department. All house plans and documentation include a copyright release and a license to use the documents to construct a single home. We as the licensor are granting you, as the licensee, the right to use the documents to construct a single home. This is an exclusive license, which may not be resold, duplicated or distributed without permission from Martin D. Ewing. As the plan licensee you may lend the home plan to third parties, Builders, Sub-contractors, Government Agencies, as necessary to assist in the construction of the home. These house plans and documents are protected by the copyright laws of the United States and shall not be reproduced or resold in any format. The U.S. copyright laws allows penalties of up to $100.000 per incident of infringement of the copyrighted plan.
1) To ensure that all work is in accordance with the latest edition of all applicable construction standards and state and local building codes.
2) To ensure that all manufactured materials and equipment are applied, installed, connected, operated and conditioned as directed by the manufactures.Owner/general contractor shall follow all instruction to preserve all expressed or implied warranties and guarantees.
3) To ensure that all materials, equipment and components are new and of good quality.
4) To check all dimensions and details for overall accuracy appropriate to the local conditions and final selections of materials.
Once I have received a stock plan order and payment I will reply back with an order confirmation. The order will be processed, please allow 5-7 days for delivery. Your order will ship UPS ground, unless otherwise noted. If any changes or correction need to be made, please contact me with in the 5 day processing period.
Standard shipping rates and processing fees will apply as noted on the order confirmation.
Martin D. Ewing never release its mailing list or any other information to a third parties for any reasons, ever.
Names of materials and manufactures shown on the plans do not represent an endorsement or recommendation by Martin D. Ewing. Selection of materials and components are the responsibility of the owner and or general contractor, including but not limited to the proper installation of materials, nailing, gluing, caulking, insulating, roof flashing, waterproofing or grading property and any other small details not included on the plans and over which Martin D. Ewing has no control over or responsibility. Martin D. Ewing will not be held liable for any errors, omissions or deficiencies in any form by any third party. Martin D. Ewing can not make any warranty, express or implied with the content or use of their plans, including but not limited to any warranty of merchantability or fitness for particular purpose.
Martin D. Ewing reserves the right to correct errors found on Construction Drawings or Documents such as data entry, text, dimensional, pricing or any other typographical errors as they are discovered.
Martin D. Ewing promise to you is to provide you with clear instructional house plan drawings with accurate legible dimensions. And honor all written or verbal agreements. If you discover questionable items or discrepancy on your construction drawings Martin D. Ewing will make all corrections and adjust the items in question, or you may return your house plan drawings with in the three day return policy time line at no cost to you. Martin D. Ewing will also act in your behalf as your advocate in case of any disputes that may arise.
