Interested in building your own home ? I would like to share what You need to know. The #1 mistake when a individual builds their own home is going over budget and possibly financially unable complete the build. One of the most important steps when building your home is building a budget ; and getting 2-3 estimates is the key ,very time consuming, but very important. If you don't you'll wish you did. Because this is a plan, this will be your tool for a successful build and keep you in budget. Not only are you shopping for the best price you are building a estimated cost of your home and you are meeting people you will choose to build your home, so don't always go with the cheapest estimate choose the person you feel that will give you the best service and is qualified to get the job done.
The reason you want at least two estimates is not only to compare price, but to use the second choice as a back up plan, in-case the first choice fails to meet your expectations.
I strongly suggest you go with the Custom Plan Package and, Construction Documents this set includes the Budget Plan, Construction Schedule,Material Specification & Material Finish Schedule, Construction Specification with Installation Instructions, and a Plot Plan, also includes Sub-contractor Agreements.
Armed with the Custom set of plans & Documents, all the decision, selections and sub-contractors questions are finalized prior to construction.
The stage is set, now you are ready to award each contractor and supplier to do the job.
Following the Construction Schedule you'll contact the first five trades. Excavator, clear the lot, Plot the house, dig the footing, prepare the Foundation, rough in the plumbing, Call in for inspection and release the framing package and schedule the Framing contractor,( After the foundation inspection.)
Note... Try to schedule 3-5 Trades ahead of the last one and make a goal of realistic completion dates.
Know getting back to the plans; each Trade will have a Lead person they will only need the sheet (plan page) for their specific job, so they won't need a complete set of plans narrowing down the number of sets and people you will need to deal with. The Specification & Finish Schedule will instruct them on how you want your Home constructed, limiting the time you'll spend on site answering questions. The Lead person will supervise their people. Any questions that may accrue i'll be ready and available to assist. I can also be obtained as a consultant during the building process.
