COVER SHEET / PLOT PLAN ...The Cover Sheet Provides property info. such as zoning, subdivision covenants , property location etc.. Contact info. of services ; city, state, county and private. A building description, abbreviation with definition, which are used in the drawings.
The Plot Plan is a site plan This sheet will provide property info. such as dimension of the property, maximum building lines, minimum set back from the road, indicates true north on the property. The plot plan is a footprint of the home to help determine how the home will be placed on the building site and is important in the lay out of the homes foundation. The site plan is a Code Requirement.
ENLARGED DETAIL PLAN... This sheet addresses design details of built ins, fireplace mantels, stairways and other special interior features, such as closet shelving design, shower enclosures, wall framing details for window & door openings.
INTERIOR ELEVATION... These drawings show specific details and design of cabinets for the kitchen & bathroom with dimension & specification.
ELECTRICAL LAY-OUT PLAN... This Sheet is the plan and lay-out of lighting fixtures, wall switches and outlets, per code. Shows location and the operation of wall switches as you desire.
FRAMING NOTES & GENERAL NOTES. SEISMIC REQUIREMENTS AS MANDATED. GENERAL CONTRACTOR RESPONSIBILITIES NOTES. CERTIFICATE OF ENERGY COMPLIANCE AS MANDATED
YOU WOULD CHOOSE THE STANDARD PACKAGE IF...
1. You have your own Building Lot and it's larger than a typical subdivision lot
You will need the Plot Plan, this will instructed the Foundation Contractor how you want the home to be placed on the property.
2. You wish to use the Kitchen Cabinet Design
you will need the Interior Elevation Plan, includes Specification & Installation Instructions
The SPECIFICATION SCHEDULE is very important if you are getting estimates from a selection of Builders to build your home, and you want better than "standard building practice" & minimum code compliance.
Construction details and items you want included in your home must be called out and documented on the drawings, anything not on the drawings is at the discretion of the Builder. This sheet will explain specify how you want your Home built, what materials are to be used and what components are to be installed and what finishes you want included in your Home.
The specification schedule, as all other drawings are legal documents .
