EXTERIOR ELEVATION...Includes front, rear, left and right side view of the Home exterior. Construction details and material notes.
FOUNDATION PLAN...This sheet provides fully dimensioned & noted foundation lay out, including references to footing, slab & foundation wall.
DIMENSIONAL FLOOR PLAN... This section provides detailed drawings and description of all elements that will be included in each room of the home. The openings of doors & windows, carefully dimensioned. Also provides information on the construction of the home and code requirements.
ROOF PLAN... This sheet shows the overall lay out & necessary details for design and roof pitch
WALL SECTION... This section shows cut section of exterior wall from the foundation footing up through the roof. Notes the material types and the construction of the exterior walls
FRAMING NOTES, GENERAL NOTES and CODE REQUIREMENTS
YOU WOULD CHOOSE THE BASIC PACKAGE IF...
1.You are planning to build in an subdivision lot,
you most likely will not need an Site Plan, as all set-backs and orientations of the home are set.
if needed ask the Property Developer for a copy of the subdivision plat plan
2 You are planing for your cabinet provider to design your kitchen cabinets.
You will not need the use of the Interior Elevation Plan
although keep in mine, all Kitchen & Bath Cabinet Designs my be change to meet you desires.
3. You are planing on assigning your Home Builder to prepare the budget and allowance for materials and components with in the home
there for you won't need the Budget Plan nor the Specification & Finish schedule. and most likely you won't need the use of the Construction Schedule since the Home Builder will schedule the construction of the Home.
Although ask your Builder, He or She may wish to use the Finish Schedule & Construction Schedule.
ADDITIONAL SET AVAILABLE VIEWING SET... House Plans for your viewing and pricing intent, NOT ISSUED FOR CONSTRUCTION. You my choose three HOUSE PLANS FOR FREE which will includes three sheets each of 11 x 17 front, rear and side elevation, floor plan, with room dimension and a roof plan Also includes the estimating budget plan. OTHER DOCUMENTS... These Documents include the budget plan, sub-contract agreement, change order contract, weaver of lien and construction schedul
The SPECIFICATION SCHEDULE is very important if you are getting estimates from a selection of Builders to build your home, and you want better than "standard building practice" & minimum code compliance.
Construction details and items you want included in your home must be called out and documented on the drawings, anything not on the drawings is at the discretion of the Builder. This sheet will explain specify how you want your Home built, what materials are to be used and what components are to be installed and what finishes you want included in your Home.
The specification schedule, as all other drawings are legal documents .
